This is a cool house but with a lot of missed opportunities and unclear practices. There are certain expectations that come from calling a facility a 3-star hotel. Even if you say there is no front desk (something that's only really clear in the fine print), a lot of people aren't going to fully understand the reality of that until it's too late. If you want your facility to be "invisible service" (a phrase that doesn't yet have an ingrained set of expectations so is not going to be well understood) you need to be SUPER crystal clear about exactly what that means, at minimum a detailed description in your FAQ section. We were therefore, not expecting this to essentially be an Airbnb (in addition to no front desk so nowhere to ask questions, report issues, etc, there's no housekeeping, no lobby at all with information about the building/city, no where to buy a snack or pick up a missing toiletry). None of these are things I would expect to have in an AirBnB or vacation rental, but that's okay because I would know that going in and have factored it in to my decision to stay there. I would expect to have some form of services like these in a hotel though, especially a "3-star" one. So then, to also be charged the same, not insignificant price, as the other actual hotels in the area but without the same benefits and amenities is a hard pill to swallow. We were looking forward to staying somewhere unique and supporting a local business so to ultimately feel like we were duped put a damper on an otherwise fun weekend. Also, you might consider adding information about the hotel and surrounding area to the guest rooms (or even as a QR code?) instead of relying solely on the welcome email. There was an issue with our email so we never received it and from reading reviews, it seems like we might have missed out on some helpful/important info. Last thing, you state there is street parking in the area but you don't mention Milwaukee's overnight parking permit requirements or that you'll probably (definitely) get a ticket for not having one...

Great area, easy access to the lake, small but we'll appointed rooms with easy to understand features. Few things to improve: The fridge and coffee machine could not be used together so you have to unplug one to get the gfci outlet not to trip. No breakfast even dry offerings despite food being served in the bar downstairs the night before. No access to The Agency bar despite the fact there's an empty sitting area 3 steps from the main bar area. I would think they wouldn't mind extending the drink area to hotel guests if they were willing to wait. The front door needs a code but does not close by itself. Anyone from the street can come into the hotel private guest room area. Overall relatively expensive for what you get, I'd recommend 5 stars if you can at least get a drink in the common area as part of the stay.

Great rooms. Spacious with well thought out design. All modern bathroom, bed, temperature control mixed with rustic floors and decor. Check in can be done online. There's parking but pay attention to the space numbers to avoid getting towed.

I love this concept. A cross between boutique hotel and Airbnb. The rooms had extra space, at least the one I stayed in. The architecture and original features were stunning. I hope that the operators continue to elevate all furniture components to find a balanced equality. Fantastic bedding versus the picnic style table were in stark contrast for and contiguous visual and experience element. Sadly, I did not take preoccupancy photos given my schedule after arrival. Check-in process was easy, check out was also easy. As other reviews mention, there no one on site if there's an issue. For example, we had a heavy rain storms, and we could hear a constant drip inside a wall and or fireplace onto the damper. I think if you were staying at this hotel element, vibe and photographic opportunities, I think it would be a good fit. I did message the admin about the extensive emails regarding making a reservation at the bar downstairs, which was loud until at least 10 p.m. through my walls. I think this space is meant for specific people willing to absorb the ancestry of the space and omit the luxury of this price point.

My husband and I along with some of our family and friends stayed at the Dubbel Dutch for our wedding weekend in Milwaukee and we all had such a great experience! They were able to accommodate my in-laws with their ADA accessible amenities. Check in has super helpful directions and there was ample parking. The room was stunning and we had so much room for getting ready the morning of the wedding as well as having some family over before they departed after the weekend was over. Kelly and Rachel were fantastic to work and communicate with and were overall so warm and welcoming. Would gladly stay again and highly recommend!
